NC119 MEBANE SITE
VennTerra is creating a premier commercial site at the intersection of two highly traveled and commercialized corridors Mebane, NC. Mebane. Following the release of recent US population estimates Mebane was reported as the fastest growing city in the Piedmont Triad area of NC. The project site is currently conceptualized to include an anchor tenant building complimented by strip and/or outparcels in a branded setting. The site will connect directly to NC119 which is a hi-volume, hi-visibility roadway with significant commercial activity. The site is also adjacent to Trollingwood Hawfields Road which is experiencing significant commercial growth with a Buc-ees site and a Target anchored site which have already received zoning approval from the City of Mebane. The project site is on the NE quadrant of the intersection of NC119 (20,500) and Trollingwood Hawfields Rd (17,500 ADT) which is less than one mile from two I-85/I-40 interchanges (111,000 ADT). With multiple high-end residential and commercial sites either existing or in the works in Mebane, this site is strategically situated for continued anchor and complimentary commercial uses.

PROJECT SCHEDULE
VennTerra recently closed on the site and has created some conceptual plans which were reviewed as part of preliminary meetings with the City of Mebane and NCDOT. Traffic studies and further development of the site concepts are underway which will help form an appropriate rezoning application. VennTerra is working to obtain a zoning designation by the summer of 2026 that will allow relevant commercial uses. If approved as planned construction drawings and entitlements would take the project into the spring of 2027 with construction to follow.
