VennTerra is creating a premier commercial site at the intersection of two of the highest traveled corridors in the Burlington/Elon/Gibsonville area. The site will include internally connected parcels on hi-volume, hi-visibility roadways in a branded setting. The majority of the site is located on University Drive (~24k ADT) which connects Exit 140 of I-40/I-85 Interstate (~124,000 ADT, ~1mi to the south) through growing commercial and hi-end residential areas in Burlington to Elon University (7k students, 70% on-campus, avg student family earns 87% more than other US families; 46% come from top 5% income earners). The site is also located off US70 – South Church Street (~14k ADT at the site and up to 28k ADT along the corridor) which is the main corridor serving Burlington/Mebane/Graham/Elon/Gibsonville communities (~115k combined population) and running parallel to the interstate. PROJECT SCHEDULE

VennTerra has site plan approval and has just received construction plan approval for the overall site from the City of Burlington. Sheetz also has site plan approval for their leased parcel and is working through the building plan permit process. Signal designs are complete. The project is currently being bid for construction. Grading and erosion control for the overall site is expected to begin 1Q 2026 with completion of the site by the end of 2026. VennTerra is currently considering tenants for there remaining parcels.
